There are creatures that roam the lush green hard money jungle that ignorantly kill 99 out of 100 offers … and the likelihood that ever find a real lender with them are few and nothing.
Now I'm not talking about respectable brokers, agents or intermediaries who have direct access to money and treat customers with respect. I am referring to the ignorant leech who has absolutely no real connection to an investor at all, and leads to the innocent, sometimes desperate client into a black hole of false hope.
They are despicable, not because it wishes to obtain funding for his client, but because they know nothing about the real world of private loans … They are there in the hope of large broker fees and do not really care about the large number of candidates compete for funds!
They do not give a flying squirrel to the client, their circumstances or the enormous amount of time it will be in vain. They put their hook and then proceed to drag unsuspecting prey in a daisy chain of the jungle, hoping that somehow, some way, find someone to finance the operation (shot wet enough spaghetti against the wall and something has finally come to the mentality of suit).
This leech jungle calls each person can find, leeches another quasi-dealers and the like, hoping that someone knows someone who knows someone rich brother in law. This fishing can take days and sometimes weeks, and, if ever lucky enough to find an interested party, simply sit down and pacify the unsuspecting customers, whenever possible, until they find a way to cash. Now However, if the person is another leech (and 99% of the time are) you can see how this daisy chain may grow rapidly in an anchor that drags the offer in the shadows of the jungle.
Offers Many never get funded because there are too many hands in the dough … "A large number of parasites" if you will. If you feel leech will not receive their share of the profits, which can and often do, offer to kill anybody gets paid. And sadly, a real-money lender hard not to go near an agreement that has been chosen again. There need be. There are simple indicators that you can learn to help deal directly with the actual lender private money. If you follow these basic rules, you will save considerable time, frustration and anguish.
Rule # 1 "If you ask an advance payment, he laughs, "Scream leech" in the receiver and hang up! Who knows, maybe one and it freak you change careers.
Rule # 2 – Real or hard money private lenders know exactly what you're looking for and tell you (always during the first phone call), if supply matches your criteria. If the agent or broker not sure, he staggers a bit and have to check again, hang up!
Rule No. 3 – Do not toss the agreement for all to see. Go on one of the investors in a while. Remember, real lenders know when an agreement has been delivered around … collected more Offers are dead! Not even looking at them.
Rule # 4 – Do a search on the web at the company, group or individual to see if any information negative floating around them. If you find nothing at all that is good. There are only a handful of real investors in each area and are usually very unique individuals or small groups.
Rule # 5 – Try to deal with someone local if you can. It is easier to check out and get a good read of them.
Rule No. 6 – The most genuine private investors and their representatives are very laid back. It is the most exuberant and hyper person I'd stay away from.
Rule # 7 – With large operations such as commercial developments, know what documentation has to meet to your package to check with your financial advisor or banker.
